The core of Irricana is made up of older one-storey bungalows and small houses on generous town lots, with low-pitch roofs and short overhangs. Houses like these commonly still carry narrow sectional eavestroughs or troughs added long after the house was built, hung on spikes into fascia boards that have dried, split and been painted many times. Wind-driven hail dents troughs on the exposed side of a house and cracks older vinyl or wood soffit. In winter the same wind packs snow into eavestroughs and drifts it against walls, and chinook thaws melt it into troughs that are still frozen. With few trees there are few leaves to clean out, but dust, chaff and shingle granules blown in from surrounding fields still collect in gutter bottoms and harden into sludge around outlets.

Flat land means roof water does not run away on its own. On Irricana's level lots, a downspout that ends at the wall leaves water pooling against the foundation or under a skirted home, and the clay-rich prairie soil drains slowly enough that the water stays there. Winter makes it worse: water that pools at a downspout in a thaw becomes a sheet of ice at the next freeze, often right by a door or garage entry. We extend downspouts well out from buildings, use splash pads to stop erosion, and aim discharge at open lawn or gravel on your own property rather than toward a driveway, walkway or the neighbour's yard.

Farms and acreages outside town fall under Rocky View County. Eavestroughs in Irricana: Questions

Is it worth putting eavestroughs on a detached garage in Irricana?

On most garages, yes. Without a trough, water pours straight off the eave in front of the overhead door or the side door, cuts a rut in gravel and turns into ice after every chinook thaw. A short seamless eavestrough with one downspout carried to the side of the building puts that water somewhere harmless. If the garage has a steel roof, we'll check the pitch and eave height first, because snow sliding off steel can tear a trough away, and sometimes a gravel bed at the drip line is the better answer.

Our manufactured home's eavestroughs keep pulling loose. Why, and what's the fix?

Manufactured and modular homes often have light fascia and small overhangs, so the original fasteners have little solid material to grip. Wind on open prairie and ice in the troughs then work them loose. The fix starts behind the fascia: we find solid backing, reinforce or replace weak board where needed, and then use hidden hangers screwed into it at close spacing. Keeping the trough well pitched so it doesn't hold ice reduces the load, and discharging the downspouts clear of the skirting protects the space under the home.

Our Irricana lot is completely flat. How far out should downspout water go?

As a general guide, about two metres (six feet or more) from the foundation, onto ground that slopes away or at least doesn't slope back toward the house. On flat lots with clay soil that distance matters because water has no slope to carry it off. We use flip-up extensions so you can mow, splash pads to stop erosion, and aim discharge at open lawn on your own property, away from doors and driveways. Check with the Town of Irricana for any local drainage requirements before changing grade or running a buried line.
